Hayes | James provided design services for approximately 8,500 LF of gravity sewer for this project along Mullinax Road in Forsyth County.

Services included stream buffer delineation and wetland permitting.  A Pre-Construction Notification was prepared and submitted to the U.S. Army Corps of Engineers.  The permit was obtained, and a mitigation worksheet was calculated for wetland credits, and a payment-in-lieu agreement was negotiated for stream credits.

This project also required National Pollution Discharge Elimination System (NPDES) services.  Hayes | James prepared NPDES plans for the construction of eroison control measures and also filed a Notice of Intent with the EPD for construction.

Rivermoore Park, an Eagle Real Estate Advisors development, is a planned residential community reminiscent of America’s classic neighborhoods. The 461-lot project is developed on 351 acres adjacent to the scenic Chattahoochee River. The amenities within Rivermoore Park include a wetlands preservation area, a 4,600 square foot granite clubhouse in the American country style including a competition level swimming pool, tournament tennis center with 10 lighted courts, children’s playground, sports court, and putting green.

Hayes | James was involved with this project from its conception, providing land planning assistance, civil and environmental engineering, surveying and construction staking. In addition, HJA provided rezoning assistance, the wetlands evaluation and delineation study, the Atlanta Regional Commission (ARC) Chattahoochee River Corridor review and analysis, and Gwinnett County development permitting.

Rivermoore Park has won several awards and acknowledgements, including:

• Platinum Award – Best Community Design (2000), Highest honor by the National Association of Home Builders and Professional Builder Magazine

• Gold Professionalism Award for Best Land Planning by the Greater Atlanta Home Builders Association

• Special Mention in the Fall 2000 "Street of Dreams"
